As a Regional Manager, you will grow with new experiences managing market-rate and affordable housing properties in Sherwood, LA, Slidell, LA, Greenville, AL, New Orleans, LA, Port Allen, LA, Ruston, LA, Canton, MS, Vicksburg, MS, and Jackson, MS. Here's what you'll own:
You will be responsible for overseeing the business success of 1020 units. Nine physical stops and 12 total phases. Of the 12-total phases, two are RD (Rural Development), totaling 120 units; and one is a new Market Rate property in Slidell which consists of 135 units and the balance is LIHTC properties. There are two other phases there and both are tax credit.
Your delivery on Key Performance Indicators (KPI's): Budget/CNOI (controllable net operating income), Accounts Receivable (AR), Annual Recertifications, % of maintenance rent-ready.
Here's what you'll do:
Leadership of people- Provide leadership, coaching, and training to property managers, leasing agents, and maintenance teams. Know when to work with Human Resources for recruiting/hiring and personnel issues.
Deliver on KPIs- Provide detailed reporting to senior management and be able to articulate the financial results, improvements needed, and the return on investments you recommend. In other words, you will be as proactive and run the region as if it were your own business'with the benefit of having a corporation behind you for marketing, compliance support, leadership guidance, and other resources.
Be strategic & tactical- You'll have the ability to see things from a 10,000 ft. view but will also be able to be hands-on when/where needed and know the difference.
The Qualifications You'll Bring...
Three (3) to Five (5) years of experience in multi-family or multi-living unit housing.
We are seeking a mix of Market Rate and Low-income housing experience (Section 42/tax credit).
Business minded with the ability to engage people at all levels.
Experience with Revenue Management software. We use YieldStar.
Communication Skills: Excellent communications skills, both written and oral. Ability to respond to time sensitive inquiries and issues and positively influence others, especially team members.
